Nile Niami was born in Bel Air, Los Angeles, California, in 1968. He grew up dirt-poor in the San Fernando Valley area of LA. 

His mother was a special education teacher, but she augmented her income by being the owner of a bar in Burbank where she would work nights. His mother was unfortunately murdered by a home invader in 2001.

After graduation, Niami set out to make a big splash in the world of Hollywood special effects and makeup. He has produced 12 low-budget films.

After some years he launched his own production company. He would go on to produce the films “Terminal Force” and “Galaxies” in 1995, “DNA” in 1996, “T.N.T.”. in 1997, “Point Blank”, the action thriller film “The Patriot” as well as the film “The Survivor” in 1998.

He also produced the 1999 crime drama horror film “Resurrection” and the TV movie of the same genre, “Justice”, the mystery thriller “The Watcher” in 2000, and in 2001 the action-comedy film called “Camouflage” and the romantic crime drama “Tart”.

In the following years, Niami diversified into real estate development in Los Angeles, where he was engaged in numerous prominent projects, including ultra-luxury spec homes, modern view homes, small condominiums, and apartments.

It was flipping a home to the Winklevoss twins—of Facebook fame—for $18 million in 2012 that put Nile Niami on the map. Over the next five years, as the LA luxury real estate market rose, so did the career of Niami.

One of his famous works was a luxury mansion which was located in the posh area of Holmby Hills and was sold for 44 million USD. He sold the mansion to P Diddy in the year 2014.

This mansion also saw interest from a Saudi buyer. It showcased Niami’s skill in drawing high-profile clientele in the emerging market.

One of the famous architects she had worked with was Paul McClean. The two of them had some great projects, one of which was the beautiful residence in the Bird Streets area commissioned by the Winklevoss twins Cameron and Tyler. 

The location was north of Sunset Boulevard. So, this property was very thoughtfully designed and offered Niami’s dedication to unique high-end living.

In 2015 alone, he splurged $9.5 million on a home owned by Scooter Braun. Two years down the line, he tried to resell this home for a cool $19.9 million. 

He finally sold the house in December 2020 for $9.58 million. It was technically at a loss after factoring in the money he spent on the renovation and improvement of the home.

In 2016, Niami sold a mansion in Beverly Hills for $38.3 million.

Niami built this custom home in Beverly Hills gated community of Trousdale Estates. The distinctive feature of this estate is a revolving car turntable similar to the ones usually ascertainable in car showrooms.

In 2017 he sold a home to Floyd Mayweather for $26 million.

In 2017, Niami completed work on a home in Beverly Hills which he soon listed for $100 million. He dubbed the 20 500-square-foot spec home “Opus”. Sitting on one acre, the home has 7 bedrooms, 11 bathrooms and a champagne vault.

The price also includes a gold Lamborghini, a gold Rolls-Royce Dawn, a full-time house manager whose salary would be covered for two years, and approximately $2 million worth of art and other kinds of accessories.

It has been reported that Niami declined a $50 million offer from Chinese billionaire William Ding for the home. In April 2020, it was said that his lender on Opus had filed a notice of default on the property; this forced Niami to turn over ownership.

One of the most ambitious projects of Nile Niami was a mega-mansion in Bel Air, which became popular under the name The One. The mansion received the title of the most expensive private residence in the United States and is rated among the world’s most expensive homes.

Niami again collaborated with architect Paul McClean and announced an asking price of 500 million USD for the 105,000 square feet property.

“The One” is an envy of many; boasting 21 bedrooms, 42 bathrooms, a moat, a four-lane bowling alley, several kitchens and pools, a salon, a gym, a multiplex-size movie theatre, and a private nightclub — complete with a VIP section

It also contains five elevators a 10,000-bottle wine cellar, a cigar room, and a running track.

There are nine bedrooms in the main house. There is a guest house measuring 4,000 square feet.

Years went into developing the mansion, which stirred its share of controversy—the Bel-Air Homeowners Alliance criticized the immense size of the mansion, saying that “it should have been considered a commercial project”.

Unfortunately, Niami couldn’t complete the construction of “The One” even after borrowing a reported $165 million from a variety of lenders most notably car finance billionaire Don Hankey, who chipped in at least $106 million across several financing rounds.

It was a financial blow to Niami’s private company, Crestlloyd, after it couldn’t repay its USD 165 million debt linked to the property in March 2021.

It led to the Los Angeles County Superior Court putting the property into receivership, with Ted Lanes of Lanes Management appointed receiver. Ted Lanes spent an estimated $5 million to make the home liveable to receive its certificate of occupancy.

Hankey deliberately chose not to foreclose on the home because it would have made him liable for the property’s upkeep and all liabilities until a buyer could be found.

In December 2021, The One was listed for 295 million USD, but it did not sell. In March 2022, it sold for 126 million USD to Fashion Nova owner Richard Saghian at auction—the greatest amount a home has ever sold for at auction in the United States.

Besides the empire that he had established in real estate, Niami proved to be an entrepreneur. He created a cell phone application called Wolfpack, that grouped men with common interests and passions.

As sources have stated, his motivation for the preparation of the app was the divorce of a close friend. With this example, it can be demonstrated that he can find opportunities outside his main field of action and go after innovative undertakings.

In the very early days of the chain, Crustica offered an extravagant option for people looking for a truly special pizza experience. Dubbed “The One,” it was the most expensive pizza in Los Angeles, coming in at a staggering 3500 USD.

Topping this exquisite pizza are some very fancy ingredients: mushrooms, 2g of white Alba truffles, and 24k gold flakes, atop a gold-plated engraved tray.

To further exaggerate the meal’s exclusiveness, consumers who ordered “The One” also received a private dinner with Nile Niami himself at Providence, one of the most well-known Michelin-starred restaurants.

Moreover, a very generous donation of $2,000 to the Children’s Hospital Los Angeles was made in the customer’s name, outlining Niami’s interest in philanthropy.

The idea of Crustica came to Niami after the realization that no pizza chain was offering a healthy and convenient product. He dreamed of a restaurant serving delicious pizzas that are low in both calories and carbohydrates.

Niami would like to make Crustica an international brand. He plans to open other Crustica restaurants in significant cities across the world. 

He is also developing a line of frozen pizzas under the brand name Crustica, which will be distributed across different grocery stores across the nation.
